Just 4km from Menthon-Saint-Bernard, a beautiful village located on the banks of Lake Annecy (small shops, beach, port), apartment on the ground floor of the owners' villa. Quiet area, view of the mountains from the terrace reserved for the gîte. Land 800 m². Car shelter. Annecy 10km, Aravis resorts 23km.

This 48m² (517 sq ft) self-contained cottage is located on the lower level of the owners' villa, in a quiet area. It has a private entrance via the cottage's terrace. The cottage features a fully equipped kitchen and a living room (dining table, sofa, television) opening onto the terrace through French doors. There is one bedroom with a queen-size bed (160x200cm). A small alcove separates the living room from the bedroom, which has two bunk beds (90x190cm) separated by a curtain. The bathroom includes a shower, vanity unit with sink, toilet, and washing machine. Wi-Fi internet access is available. Bed linen and towels are available for rent, and end-of-stay cleaning is optional. The cottage has underfloor heating via a heat pump. On the garden level, there is a terrace in front of the cottage with garden furniture, sun loungers, an electric barbecue, and a parasol. Enjoy beautiful, unobstructed views of the surrounding mountains. A large garden at the front of the house is shared with the owners (though they rarely use it). Carport on the property (electric gate). Electric car charging available at a 'Green Up' outlet in the carport (additional charge applies). Ceiling height: 2m in the kitchen, 2.10m in the rest of the apartment. This property is not suitable for people with disabilities. Security deposit and cleaning deposit required upon arrival.
