A 44-square-meter vacation rental located on the ground floor of a renovated old country farmhouse, which also includes the owner’s residence on the garden level. The vacation rental has its own private entrance (2 steps from the parking lot). Open-concept kitchen area opening onto the living room (sofa, TV), bedroom (1 bed measuring 140x190 cm + a Rapido sofa bed providing an extra sleeping space measuring 140x190 cm), and bathroom (shower, toilet). Sheets and end-of-stay cleaning are included. Towels are available for rent. There is a small balcony area at the entrance to the cottage with a table and two chairs, and a large yard in front of the house (open for guests to use). Parking is available in front of the cottage entrance. The house is located 230 meters from the highway and 45 meters from the departmental road (potential noise from traffic when windows are open). Magland town center, shops, and the Sallanches shopping area are 4 km away. Sallanches town center is 6 km away. Les Ilettes Recreation Center is 4 km away: summer swimming, fishing, light dining, etc. Skiing 16 km away in winter: Les Carroz (Grand Massif), Combloux, or Saint-Gervais. Arpenaz Waterfall 1.5 km away. The Lake Geneva to Mont Blanc bike route starts right here. Chamonix-Mont-Blanc and Megève are a 25-minute drive away; the Saint-Gervais thermal baths are 15 km (15 minutes) away. Geneva and Lake Geneva are 50 minutes away; Annecy is about 1 hour away. Numerous hiking trails nearby or in the Passy Nature Reserve (Plaine-Joux). Easy access to the house year-round (flat road).
