This restored, traditional semi-detached farmhouse is located in a quiet hamlet on the heights of Duingt, near Lake Annecy, and offers unobstructed mountain views. 95m² (+ attic) spread over 3 levels. Separate entrance via the terrace. Ground floor: Fully equipped kitchen opening onto the living room (dining table, corner sofa, armchair, television). Shower room with walk-in shower, vanity sink, and toilet. Laundry room with washing machine and dryer, access to a second terrace at the rear. First floor: 3 bedrooms: Bedroom 1 (1 queen-size bed), Bedroom 2 (1 queen-size bed and 1 single bed), Bedroom 3 (2 single beds that can be joined). Attic space on the top level (access via stairs/staggered ladder and maximum height of 1.85m), which can be used as a sleeping area (two 90x200cm beds) or a games room. 2 terraces: 1 in front of the cottage on the south side, another at the rear (fenced) on the north side. Annecy is 15 km away, paragliding (Col de la Forclaz) is 20 km away. Numerous hikes depart from the lodge.
