At the foot of Mount Parmelan, this holiday cottage is located in a bright, well-appointed house. From the private grounds, there are stunning panoramic views of the valley and surrounding forest. It's an ideal location for hiking while being just a few kilometers from Annecy, its city center, the lake, and the beaches.

On the garden level, a 115m² gîte (holiday cottage) is integrated into a house that also includes a separate apartment upstairs. The owners' house is located on the other side of the property. From the gîte's main terrace, you enter the living room, which includes a sofa/armchairs, a smart TV, a fireplace, and stairs leading to a mezzanine/play and reading area. From the living room, you have access to bedroom 1 (double bed 140x190 cm, children's mezzanine with two additional single beds 80x200 cm that can be joined together) and bedroom 2 (two single beds 80x200 cm that can be joined together, private balcony). Beyond the living room, you'll find the fully equipped kitchen with an island, open to the dining area and also providing access to the gîte's main terrace. A dartboard and a smart speaker are also provided. Hallway to bedroom 3 (two 80x200 cm beds that can be joined, private terrace), the laundry room, and the bathrooms (large bathroom with walk-in shower and double vanity, separate toilet). 250m² grounds with a wood-fired griddle, children's play area, sun loungers, etc. A second terrace is accessible from the rear of the cottage (bedroom 3). Wi-Fi internet access. Bed linens are provided and beds are made upon arrival. Household linens and towels are provided. End-of-stay cleaning is optional and can be done by the guest. Free parking for four cars in front of the cottage; a few steps lead down to the garden level. Storage for bicycles, skis, paragliders, etc., is accessible and secured with a padlock. Home electric vehicle charging point; a daily charging pass is available as an option for cars. Annecy town and lake are 20 minutes/15 km away, and small shops are 5 km away (Villaz). The chalet is located on the edge of a forest in a rural area. Nearby, there is a family-run dog breeding kennel. Hiking trails start from the chalet (Parmelan) or on the Glières plateau, 19 km away.
