Located between the Semnoz mountain and Lake Annecy, luxury gite for 8 people with a panoramic view of the lake and the Bornes/Aravis massifs (Mt Veyrier, Tournette, Menthon-St-Bernard castle, etc.).
Air-conditioned double rooms with private bathrooms, large living room and equipped terrace… the ideal choice for enjoying the lake and its activities… or simply admiring it from your home!

Gîte of 152 m² on three levels. On the ground floor, access to the gite via the large living room including a lounge area (two sofas and armchairs, large coffee table, wall-mounted 140cm connected TV) and a dining area. Open fitted kitchen including high table for 4 people. as well as access to a laundry area (washing machine, dryer). Independent WC. Air-conditioned space. Access to the terrace with view of the mountains and including a large table for 8, parasol, gas barbecue and garden furniture.
Access to floors by spiral staircase. On the 1st floor, panoramic lake and mountain view, small library and access to three bedrooms with air conditioning. reversible (bedroom 1 and bedroom 2: 160x200cm beds, private bathroom with shower, private WC for bedroom 1; bedroom 3: under attic with 2 twin beds 90x200cm, connected 100cm TV, private bathroom with shower, central bath and panoramic view). Separate WC for bedrooms 2, 3 and 4.
On the 2nd and last level, direct access from the stairs to bedroom 4 under the roof - not closed - including a 160x200 cm bed, private bathroom with shower, air conditioning. reversible.
Products and bathroom linen, bed and household linen provided. Beds made on arrival.
Access to the gite by common path with the owner living in the house located upstream. Owner's landscaped garden accessible. Parking close to the entrance. Sheltered space for storing bicycles. Possibility to rent bicycles and recharge your vehicle on request. Land closed by gate.
Swimming access (Promenade des Seines) 350m on foot, Sevrier beach 2km away, cycle path 300m away. Supermarket in Sevrier at 3.5km, shops in the center at 1km. Annecy and its old town 3.5km.
Semnoz 16km for skiing/snowshoeing in winter, hiking/walking in summer. Aravis resorts 34km, Geneva 47km. Close to the Massif des Bauges PNR. 10% reduction for 3 consecutive weeks.
